Once land has been identified for development, we can assist our client with drawing up a feasibility study and cost estimation that would give our clients a good idea of what the total return of investment would be for the project.
Once building plans have been approved by the local town council, Core Developments SA will draw up a Bill of Quantities that would give our client a full breakdown of the material and labour costs for the project. All costs are exposed to the client during this process to ensure that there are no problems during the construction phase of the project with unforeseen or hidden costs being charged to the client.
We have built relationships with well-respected architects that we can assist with compiling conceptual drawings and full sets of building plans.
Once all plans have been drawn up, we have access to “runners” that can walk the plans through the relevant town councils. To ensure that this process is completed as soon as possible.
Our design team will draw up perspectives of the exterior and interior of the project and assist with drawing up a finishing schedule for the project. This assist us with compiling an accurate Bill of Quantities for the project.
Core Developments SA offer the project management of the project at no additional cost to our clients and will liaise with any appointed professional team should the client want to use their own independent architect, designer or engineer. We also offer project management services as a stand-alone solution.
Once all costings and plans have been approved by local authorities and the client, Core Developments SA will construct the project. All our projects have a full-time construction manager on site with staff that has gone through a criminal vetting process by independent auditors. All our new developments get registered with the NHBRC.
We assist our clients with obtaining the following certificates during the construction process to get an occupation certificate at the end of the project. 1. Pest control 2. Engineers certificate (foundations and slabs) 3. COC plumbing 4. COC electrical 6. Roofing certificate 7. Glazing certificate
Once the 7 certificates are issued and handed to town council our clients will receive an Occupation certificate for the project.
